EVERY PROJECT PRESENTS A DIFFERENT CHALLENGE

Complex projects require more than technical expertise.
They require clear leadership, disciplined coordination, and informed decision-making.

Our experience spans architect-led residential projects where design ambition intersects with technical, regulatory, financial, and site complexity.

While every project is different, our role remains consistent — help owners make better decisions from the earliest stages through completion.

The Project

Large-scale hillside development involving a custom estate residence, accessory structures, and significant site infrastructure across multiple interdependent parcels.

The project requires careful coordination between architecture, landscape, civil and geotechnical engineering, grading, drainage, retaining systems, wildfire requirements, utilities, access, and permitting within a complex topographic environment.

THE CHALLENGE

Transforming multiple hillside parcels into a coordinated development requires civil, geotechnical, landscape, architectural, and infrastructure decisions to operate as an integrated system rather than as independent scopes of work.

Decisions made within one discipline can directly affect grading, site access, utilities, landscape, permitting, cost, sequencing, and the feasibility of work elsewhere on the property. Maintaining continuity across those relationships is essential as the project evolves.

OUR ROLE

Owner Advocacy established the owner-side framework connecting consultant coordination, design decisions, cost, schedule, infrastructure planning, feasibility, and preconstruction.

Our role includes maintaining visibility across multiple parcels and disciplines, identifying dependencies before they create downstream conflicts, coordinating owner decisions across the professional team, and helping ensure that individual recommendations continue to support the broader development strategy.

PROJECT CHARACTERISTICS

Environmentally Constrained Site

Constrained Buildable Envelope
Grading + Utility Coordination
Evolving Agency Interpretation
Multi-Disciplinary Regulatory Review

The Project

Ground-up residential redevelopment on a constrained site requiring careful reconciliation of architectural objectives with environmental regulations, planning requirements, engineering conditions, utilities, grading, access, and site infrastructure.

The project involves an evolving regulatory environment in which technical findings and agency interpretations directly influence the buildable envelope and the path toward approval.

THE CHALLENGE

Overlapping environmental, planning, and jurisdictional issues created a series of interconnected questions that needed to be understood before design could confidently advance.

Stream classification, setbacks, utilities, grading, environmental considerations, existing site conditions, and agency requirements each affected the development strategy. Information originated from multiple consultants and reviewing authorities, making it essential to distinguish individual technical recommendations from their broader implications for the project.

OUR ROLE

Owner Advocacy developed and coordinated the owner-side entitlement strategy, synthesized consultant recommendations, and translated fragmented technical and regulatory information into clear decision points for the owner.

Our work includes coordinating planning, environmental, engineering, architectural, and legal perspectives; maintaining a clear record of evolving issues — identifying where additional investigation or advocacy is warranted — and helping the project team maintain a consistent owner position as the approval strategy develops.

the outcome

Clarified the Buildable Envelope
Established a Defensible Entitlement Strategy
Integrated Environmental + Technical Findings
Coordinated Planning, Engineering + Legal Perspectives
Maintained a Consistent Owner Position
Identified Issues Requiring Further Investigation
Preserved Development Options
Created a Coordinated Path Through Regulatory Review

what the owner gained

A defensible development strategy that clarified the buildable envelope, integrated environmental and technical findings, and established a coordinated path through complex regulatory review.

PROJECT CHARACTERISTICS

Historic Preservation
Adaptive Reuse
Evolving Existing Conditions
Structural Upgrades
Building Systems Modernization
Constrained Urban Site

The Project

Adaptive reuse of a designated historic building involving structural upgrades, modernization of building systems, exterior and interior interventions, and the integration of contemporary uses within protected historic fabric.

The work requires continuous coordination among architectural intent, preservation requirements, structural and MEP systems, existing conditions, permitting, construction access, and the practical limitations of an older urban building.

THE CHALLENGE

Historic buildings rarely reveal every condition in advance.

Preservation requirements, constrained building systems, undocumented or evolving existing conditions, limited access, structural interventions, and regulatory review must all be reconciled while protecting design intent and constructability.

As new information emerges, decisions frequently affect multiple scopes at once. A seemingly isolated architectural or systems decision may carry implications for preservation approval, structural work, sequencing, budget, or construction methodology.

OUR ROLE

Owner Advocacy provides continuity across architects, engineers, contractors, specialty consultants, and reviewing agencies while maintaining owner visibility into scope, cost, sequencing, approvals, and existing-condition risk.

Our role is to connect evolving field and consultant information back to the broader project objectives, distinguish immediate issues from their downstream consequences, and maintain alignment among preservation requirements, contemporary functionality, and project execution.

the outcome

Improved Visibility Into Existing-Condition Risk
Coordinated Preservation + Modernization Requirements
Connected Field Discoveries to Broader Project Impacts
Maintained Alignment Across Evolving Scopes
Protected Design Intent Through Technical Coordination
Supported Constructability + Sequencing Decisions
Preserved Owner Visibility Into Cost, Scope + Schedule
Reduced Downstream Coordination Conflicts

what the owner gained

Greater control over an evolving existing-building project, with historic preservation, design intent, modern functionality, and construction execution maintained within one coordinated owner-side framework.

PROJECT CHARACTERISTICS

Occupied Historic Building
Penthouse Renovation
Rooftop Expansion
Structural Integration
Waterproofing + Building Envelope
Building Systems Integration
Constrained Urban Access

The Project

Comprehensive renovation of an existing penthouse and rooftop environment involving architectural transformation, structural modifications, building systems modernization, exterior interventions, and the integration of indoor-outdoor living within an occupied historic building.

The project combines the precision of a high-design residential renovation with the constraints of an existing urban structure, requiring careful coordination among new work, existing systems, neighboring conditions, building operations, and regulatory requirements.

THE CHALLENGE

Nearly every intervention affects more than one discipline.

Rooftop expansion requires structural integration and a coordinated waterproofing strategy. Mechanical and electrical systems must be incorporated within existing building constraints. Exterior modifications must respond to historic and regulatory requirements, while construction sequencing must account for access, occupied areas, existing conditions, and the realities of working within a finished urban building.

The challenge is not simply solving each technical issue independently — it is ensuring those solutions remain compatible as the design and construction strategies evolve.

OUR ROLE

Owner Advocacy established the overall owner-side project framework, coordinated consultant and contractor decision-making, and maintained visibility across scope, cost, schedule, permitting, constructability, and sequencing.

Our work connects architectural decisions to structural, waterproofing, and building-system implications; identifies coordination conflicts before they reach the field; evaluates changes within the context of the overall project; and maintains continuity between design intent and construction execution.

the outcome

Integrated Rooftop, Structural + Waterproofing Strategies
Improved Visibility Into Existing-Condition Risk
Connected Architectural + Building-System Decisions
Identified Coordination Conflicts Before Construction
Clarified Cost, Schedule + Sequencing Implications
Coordinated Work Within an Occupied Historic Building
Maintained Design Intent Through Execution
Reduced Downstream Construction Risk

what the owner gained

A coordinated path toward a complex rooftop living environment, with greater visibility into structural integration, waterproofing, building systems, sequencing, and construction risk before those issues reached the field.

experience builds perspective

The value of experience is not simply having completed similar projects — it is recognizing patterns, asking better questions, anticipating challenges before they become obstacles, and helping owners make informed decisions with confidence.
